Villa Cascadas

The villa was immaculate, the staff extremely helpful, the pool just right, the view of the sea from every room was spectacular! Ecellent air conditioning in the bedrooms. The kitchen modern with all we needed and we were greeted with appetizers and beverages in the fridge by Armando and Andrea. Just wonderful and the perfect spot for our family of 7. Better than I could have dreamed of. A gated community very close to restaurants and a big beach.

Overall, our trip was wonderful. The on-site staff, Armando and Andrea, were wonderful with a heart for hospitality and great service and upkeep of the Villa. The location in Akumal is perfect. The reservations and pre-stay experience was first-class. I would recommend that ownership put more funding into the physical attributes and amenities of the Villa. The value for price paid ratio is not favorable. Although the Villa is well laid out and comfortable, it is lacking in some basic needs. Primary example: all of the bed mattresses are just plain worn-out old. The 2 things travelers always want in their accommodations are a good mattress for sleep and cleanliness. The Villa was very clean but the mattress did not exude an upscale feel at all. Some like firm, some like soft, some like in between, but that is not the problem here - they are just worn out. Furniture is lacking an upscale appearance and comfort as well and same with other minor amenities such as coffee maker. Still, this Villa is a very good option for Akumal and our group would highly recommend it be considered for their plans if their expectation for an upscale accommodation are limited.

Cas Cascadas is a wonderful property. The house layout is great with 4 large air conditioned rooms all with water views. The breeze of the ocean is spectacular and pool is a dream with the warm weather. Andrea and Armando your caretakers are some of the nicest people we have ever met and they really take spectacular care of you. They prepare wonderful true mexican dishes. Take advantage and have them cook every night for you. Our group of 8 had a once in a lifetime trip we will never forget.

This villa was amazing. The only drawback is there is no a/c in the living area, only the bedrooms. I can’t even really call it a complaint because with the doors open you get the amazing breeze from the ocean but at times it does get hot. Getting to wake up every morning to crashing waves and a beautiful sunrise is unlike anything I’ve experienced.

We were greeted with in 24 hours by one of the manager and the caretakers Andrea and Armando made the stay even better. Those two were so friendly and attentive I actually had to hold back tears when we were leaving. Cleaning up after us everyday with a smile and the two complimentary dinners were delicious. Plus they helped to make my birthday dinner a great surprise! I miss them already.

The location was great. We were able to walk to shopping and restaurants and Akumal bay with no problem. The beach has snorkeling, restaurants and other water activities. You can even rent a golf cart if you like. The neighborhood is secure with a guard standing post at the gate and we felt very safe even walking around at night.

I hope to be able to return again. Maybe when it’s not so hot!

Las Cascadas was everything we could have wanted. The house itself was simply lovely, perfectly clean, had everything we needed and the caretakers, Armando and Andrea were excellent. The location is perfect to walk to town, the lagoon or to the Pueblo. We will definitely be returning. Dealing with the property company could not have been smoother. My questions were answered very promptly and completely. The owner of the company came by to check on us and was very easy to deal with. Highly recommend.

My family of 7 just had the most lovely stay at Villa Cascadas. We have been traveling to Akumal for nearly two decades and this was one of the most lovely stays we've had. The Villa is beautiful with stunning views. Location is ideal with an easy walk to restaurants, shops, and the main beach. Caretakers were attentive and invisible at the same time providing a lovely continental breakfast daily and a gourmet meal on two of our evenings for our family. Everything was smooth from our arrival to our sad departure. I'd note that the pre-arrival support which included airport transfers, golf cart, groceries, and massages was outstanding.

Our Family Reunion was a relaxing week on the beach in Akumal Norte. Second night we saw a turtle laying eggs on the beach directly in front of the house (Cascadas)!! We saw turtles every day in the nearby Tortugas bay. Adrian and Andrea, the house keepers were great - cooked us 2 tasty dinners, and prepared breakfast each day for the family. Really could not have asked for more; beautiful house on the beach, good nearby restaurants, quiet little town, nice swimming pool, everythig you need for a relaxing week in Mexico. Highly recommend this particular house!

Our villa was in an excellent location!! On the ocean but short walk to shops and restaurants. The staff was great!! Everything was ready upon arrival. It was perfect for a family vacation. We would highly recommend. Great time!!

This was my second stay at Cascadas. The villa itself is amazing. My group loved the private pool, the spectacular views, and the spacious rooms, each with private bathroom. The location is the best, walking distance to everything (restaurants, Akumal beach, Yal-ku). Abelardo cuts fresh fruit for breakfast every day! Make sure you take advantage of the home cooked meal during your stay.

We absolutely loved staying in this villa with her adult children after attending a family wedding in Cancun. Rett was great at communicating and getting back to us quickly he scheduled massages for us and gave us some recommendations. The caretakers were amazing. There was a language barrier but we managed with smiles. The Suites are very roomy and all have beautiful ocean views. We spent a lot of time in the pool and cooking in the kitchen and then adventuring all around Tulum an Akumal area. Stop by the booth at the Oxxo and hire Jose for a private tour to the cenotes & the Tulum Myan ruins. We all agreed this was our all time favorite vacations of a life time. We will be back !!

My family and I (5 kids) enjoyed the house very much. I mentioned to my wife on multiple occasions that this was one of the best-designed houses that I have ever seen - in the way they used the space to maximize the oceanfront view. Great staff and facility. It was difficut to leave.

We had a wonderful time at Casa Cascadas. Safe and close to everything! The house was great for 2 families with kids. Clean, up to date, spacious, beautiful pool! Abelando & Basilia were very welcoming and helpful; DELICIOUS MEALS! We would definitely come back to Casa Cascadas.

I visited Villa Cascadas in April 2019, and it was easily the best vacation of my life, thanks in large part to these wonderful accommodations!

You know how, even with photos, you never really know exactly what to expect when you get to the place? Well, this place was even better than I had dared to dream! The villa was breathtakingly beautiful, inside and out.

It was plenty spacious for our group of 8, including a dining table that sat everyone with room to spare. The bedrooms were comfortable and each had their own attached bathroom and AC unit, all functioning perfectly. Everything was as described in the listing, and there were even some surprise extras, such as a variety of books and water gear provided for guest use.

Our group spent a lot of time in and around the well-maintained pool, where there were ample lounges, lights, and even a waterfall that we could turn on!

There were caretakers, Abelardo and Basilia, living in separate quarters on the property, who kept the villa and grounds immaculate throughout our stay. They were both kind, approachable, and amazing cooks who massively contributed to our enjoyment of the vacation!

The property manager also was a great resource for us. He came and met with us, and gave us useful advice and a contact number, which I really appreciated.

The villa was located in a perfect spot, within easy walking distance to many restaurants, shops, convenience stores, and beach attractions. It could not have been more ideal.

I'd rate this experience even greater than 5 stars! I would not only recommend Villa Cascadas to anyone reading this review, but I plan on going back as soon as possible myself!

Great house, great location and great staff. The couple that lives in the casita on the property were absolutely wonderful. We look forward to going back next year.

The property was lovely, plenty of room and great layout with all 4 bedrooms facing the ocean. The staff was great and very responsive to all needs during our stay. I have been to the area several times in the last 15 years, rented several of the villas in Akumal and this was one of the best trips yet.

Wonderful accommodations in supported by the property manager extremely well in fact above and beyond.

Pros- Great dinners provided by staff, beautiful building and nice design. Loved the pool and views.
Cons - the ocean was too rough and rocky for anyone to go in at this location. Maybe it is better during the less windy seasons. This was a big disappointment to us.

We had a grant time thanks to the accommodations afforded by this delightful villa, the staff and the rental agency. We have been vacationing in Akumal for many years, this experience was one of the best.

We had a wonderful stay! The house was great!

We stayed at Las Cascadas for a week with another family. There were four adults and four kids, and we had a fantastic stay. Great beach access, private pool, Oceanside patio. Four bedrooms and bathrooms was really nice, and plenty of spaces for everyone to get alone time. Short walk to public beach and town. Abelardo and Bacilia (house staff) were fantastic!

We love to travel, we lov e to see new things, learn about the cultureand a bit of the histoery of the places we visit. There are few places that we like to revisit. Akumal is the exception.
We brought our whole family, our kids and grandkids. We told them this wouldn't be a sit on the beach vacation although we did do that also. This was our 50th Anniversary and we wanted to share this beautiful place with them. They were blown away with the beauty of the Bay, the Ocean and the Lagoon. We also visited many of the historical sites such as Chichen Itza and sone of the cenotes and ecological sites such as Xcaret.
To top it off we had a gorgeous Villa with a swimming pool(our grandkids loved it) We also were blessed with a wonderful couple,Abelardo and Basilia who took care of our every need. I can't say enough good things about Abelardo and Bacilia. They were gourmet cooks and they kept the Villa spotless. You are fortunate to have 2 such wonderful employees.
